New Build EPC and SAP Calculations

The construction of a new home or work to a building that creates a new home, such as a barn conversion, will require an EPC. This type of EPC is made by using software based on the government’s Standard Assessment Procedure (SAP) and must be produced by an On Construction Domestic Energy Assessor.

A "new build" or "on construction" EPC differs from a normal EPC as all the calculations are produced by SAP from plans and specifications at the design stage, to produce a SAP and environmental impact (CO₂) ratings. These will be needed to check whether requirements of Part L of the Building Regulations are being met.

An EPC completed by an On Construction Domestic Energy Assessor will be needed by Building Control before they can sign the home off.

If you are selling a home before it is built you will require a Predicted Energy Assessment (PEA). The PEA is a certificate that will show the predicted SAP and environmental impact rating if the home were to be built exactly to the design stage plans.
