What is an EPC?

EPCs give information on how to reduce fuel costs and carbon emissions by being more energy efficient. Homes produce around 27% of the UK’s carbon emissions and most could make substantial savings on fuel bills with energy efficiency improvements.

When is an EPC needed?

Unless there is already a valid EPC for the home, an EPC will be needed for the sale or rent of a home. An EPC is currently valid for 10 years.

What’s needed to produce an EPC?

An EPC requires a survey, which takes around 45 minutes to an hour for a standard 3 bed home , to measure the home and assess the:

The EPC will not assess cookers, refrigerators, freezers or other appliances, as these are not integral to the home and may be changed or removed after a sale or change of tenants.

How much does an EPC cost?

The cost of an EPC may vary on the size of the property. Green Surveys will be pleased to supply a quote on request. Please be aware of companies advertising low cost, budget EPCs. Low cost often means low quality and these EPCs may be incomplete or wrong, we have often been called to re-assess these at extra cost to the owner.

Holiday Lets

From the 30th June 2011, holiday lets that are leased for more than 4 months a year will require an EPC. There are some exemptions including caravans and mobile homes.

We can supply EPCs for holiday lets and cottages at discounted rates with further reductions for mulitple properties. We can also supply floor plans which can be added to websites and brochures.
