Nearly all commercial, non-domestic buildings will require an EPC when they are sold or let. The EPC will need to be done before marketing or advertising takes place.

Shops Industrial Units

Commercial EPCs require a more detailed measured survey than domestic properties. The building's fabric is assessed along with the heating, hot water, cooling, ventilation and lighting. The EPC will contain a rating graph and a recommendations report detailing how to reduce energy use. All EPCs are valid for 10 years.

How much does a commercial EPC cost?

This depends on the size, construction, lighting, heating, ventilation and air-conditioning present. Detailed scaled plans and information on building services are helpful and will reduce time and costs.

Can you be fined for not having an EPC when advertising or marketing a non-domestic, commercial building?

Non-compliance with commercial EPC legislation will result in a penalty. The penalty is of up to 12.5% of the rateable value of the property, with a minimum of £500 and a maximum of £5,000. This is in addition to the cost of a compliant commercial EPC.
